Tenant FAQs

Frequently asked questions that tenants might have when wanting to move into a property rental.

  • The bond is typically equivalent to up to four weeks’ rent and is lodged with Tenancy Services. It’s refundable at the end of your tenancy, provided the property is left in good condition.

  • Rent is typically paid weekly in advance via direct deposit. Bank details and payment instructions will be provided in your tenancy agreement.

  • Rent usually covers the use of the property. Tenants are typically responsible for utilities like power, water, and internet unless otherwise stated in the tenancy agreement. 

  • Tenants must keep the property clean and ventilated, use supplied heating systems appropriately, and report any maintenance issues promptly. Read more about tenant obligations on the Healthy Homes Standards page.

  • You can report maintenance issues by contacting your property manager directly. For urgent repairs (e.g., burst pipes or no hot water), please contact us immediately.  

  • If you’re having trouble paying rent, contact us immediately so we can work on a solution. Persistent rent arrears may result in formal action, as outlined by Tenancy Services. 

  • Pets are only allowed if specifically agreed upon in the tenancy agreement. If you’re unsure, check with us before bringing a pet into the property.

  • Routine inspections are carried out every three months, with at least 48 hours’ written notice. Inspections are a chance to ensure the property is being well-maintained and to identify any maintenance needs.

  • Tenants must provide at least 28 days’ written notice for a periodic tenancy. Fixed-term tenancies require mutual agreement and include the break lease policy procedure.

  • At the end of your tenancy, you’ll need to clean the property, remove all belongings, and return the keys. A final inspection will be conducted, and the bond will be refunded once everything is in order.

  • Tenants must get written permission from the landlord for any alterations or additions. Minor changes, such as hanging picture hooks, may be allowed with prior approval. Learn more about minor alterations under tenancy law.
