So, what exactly are routine inspections? These are regular check-ups we conduct every three months to assess how your rental property is holding up.

They serve a couple of key purposes:

  1. Legal Compliance: Many landlords need to conduct routine inspections for insurance and legal reasons. It’s all about making sure the property meets safety standards.

  2. Property Maintenance: Think of inspections as a way for us to catch any maintenance issues before they turn into big headaches. It helps us keep your living space safe and pleasant.

What Happens During a Routine Inspection?

As your property manager, during a routine inspection, we will assess the overall condition of your home, focusing on both maintenance needs and compliance checks for insurance purposes. We check each room for cleanliness and review safety features like smoke alarms and appliances.

Here’s what we look at during these quick visits:

  • Cleanliness and Tidiness: We check that the property is kept in a reasonably clean condition. We get it—tenants live in these homes, and we don’t expect them to be “showhome” clean. Life happens! But maintaining some level of cleanliness really helps us assess the property and spot any maintenance issues that might need attention. It’s all about making sure your home stays in great shape!

  • Condition of the Property: We’re on the lookout for any signs of damage that could lead to bigger problems down the line. It’s crucial for us to thoroughly inspect the property’s condition, as identifying maintenance or damage issues early allows us to address them proactively. This not only helps preserve the property's value but also ensures a safe and comfortable environment for all occupants.

  • Functionality of Chattels: We make sure all the appliances that come with your rental are in good working order. After all, nobody wants to deal with a broken dishwasher! Ensuring the functionality of chattels is essential for your comfort and convenience, as reliable appliances contribute to a seamless living experience.

Preparing for Your Routine Inspection

We’re not here to inspect your personal items or how you live, but we do ask that the property is in a clean and tidy condition to ensure we can thoroughly assess everything. We recommend keeping floors and surfaces clear, wiping down ovens and stovetops, and maintaining tidy gardens. If you have pets, please make sure they’re secured or that you’re home during the inspection. We love animals, but we understand that a stranger in the house can be a bit unsettling for them.

Scheduling Your Inspection

As busy property managers, we truly appreciate your flexibility when it comes to scheduling these inspections. If the proposed date or time doesn’t work for you, just let us know! At Birds Nest, we aim to provide at least two weeks' notice for inspections, which is more than the legal requirement of 48 hours.

If you notice any maintenance concerns, be sure to let us know as soon as possible. There’s no point in waiting until the inspection if it could prolong repairs and cause more damage. We want to address any issues promptly so you can enjoy your home without worries.
